Project Description

The applicant requests Design Review approval to remodel and expand an existing residence on a 27,009 square foot lot in Kentfield. The existing 4,735 square foot residence would be enlarged by 990 square feet. Additionally, the proposal entails the construction of a 408 square foot accessory structure. Overall, proposed development would result in a floor area ratio of 23%.

The proposed addition would reach a maximum height of 21.06 feet above surrounding grade and the exterior walls would have the following setbacks: 61 feet, 7 inches feet from the eastern front property line; 69 feet, 6 inches from the southern side property line; 21 feet, 1.5 inches from the northern side property line; more than 100 feet from the western rear property line. The proposed accessory structure would reach a maximum height of 12.25 feet above surrounding grade and the exterior walls would have the following setbacks: more than 70 feet from the eastern front property line; 15 feet, 11.5 inches from the southern side property line; more than 60 feet from the northern side property line; 76 feet, 1 inch from the western rear property line.

Design Review approval is required because the project is located within a Planned Zoning District as outlined in Section 22.42.020 of the Marin County Code.
