The applicant is seeking approval to divide the site into two parcels, retaining the existing home and work shed on Parcel 1 at 8,483 sq./ft. The remaining portion will become Parcel 2 and will be 6,886 sq. ft. to include the existing garage. The frontages of Parcel 1 and 2 will be 70.5’ and 79.44’ respectively. This proposed subdivision is consistent with the property zoning, the existing pattern of development and will allow for a conforming home of not more than 2065 sq./ft (30% FAR) to be built within the prescribed setbacks and without variance.
