The applicant requests Design Review approval to construct a 1,260-square foot sport court (e.g., basketball court) and store pool equipment within a 70-square-foot area on a developed lot in Kentfield. The 1,330 square feet of proposed development would not result in no change to the existing floor area ratio of 26.55-percent on the 16,433-square-foot lot. The proposed basketball hoop would reach a maximum height of 10 feet above surrounding grade and the posts would have the following setbacks: over 100 feet from the north front property line; 26 feet from the south rear property line; 7.5 feet from the west side property line; and 91.5 feet from the east side property line. The pool equipment would maintain the following setbacks: over 100 feet from the north front property line; 70 feet from the south rear property line; 5 feet from the west side property line and 5 feet from the east side property line. Various site improvements would also be entailed in the proposed development, including a swimming pool, outdoor kitchen, and patio area.
Design Review approval is required because the project involves the construction of a sport court and the construction of a detached accessory structure in a required setback, both of which are subject to Design Review pursuant to Marin County Code Sections 22.32.130(B) and 22.20.090(C)(1)(b), respectively.
