Project Description

The applicant requests Design Review approval to construct a new 127 square foot addition on a developed lot in Kentfield. The 127 square feet of proposed development would result in a floor area ratio of 33 percent on the 7,642 square foot lot. It appears the proposed building would reach a maximum height of 18 feet, 11.5 inches above surrounding grade and the exterior walls would have the following setbacks: 33 feet, 3 inches from the eastern front property line; 51 feet from the northern side property line; 11 feet, 2 inches from the southern side property line; 33 feet from the western rear property line.

Minor Design Review approval is required due to a Variance waiver pursuant to Marin County Code section 22.54.045.B because the project entails developing within the footprint of a legal building that will not increase the floor area ratio over 35 percent or 300 square feet.
