The applicant requests Design Review approval to construct 652 square feet of additions to an existing 7,292 square-foot single-family residence on a 138,521 square-foot lot in unincorporated Kentfield. The proposed development would result in a building area of 10,054 square feet and an aggregate floor area of 9,514 square feet, resulting in a floor area ratio of 6.9 percent. The proposed addition would reach a maximum height of 15 feet, 10 inches above surrounding grade and is proposed to be located more than 100 feet from the northern front property line; more than 100 feet from the eastern side property line; more than 200 feet from the western side property line; and more than 100 feet from the southern rear property line. The project also includes the following proposed improvements: the construction of an 11-foot, 8-inches tall covered outdoor kitchen, an 11-foot tall trellis, a 4-foot, 8-inches tall trash enclosure, a 5-foot, 6-inches tall utility enclosure, and the removal and replacement of various patios and landscaping.
Design Review approval is required pursuant to Marin County Code Section 22.42.020 because the project will result in total floor area that is greater than 3,500 square feet.
