The applicant requests Design Review approval to re-construct an 8,036 square foot house and a 711.5 square foot garage on a developed lot in Kentfield. Subsequently, on August 2, 2016, the applicant was granted a Design Review approval to add an additional 988 square foot basement to the existing house. The current project application includes a complete revision to the exterior façade as approved in the previous Design Review #2015-0390, which only approved additions to an existing 4,224 square foot house. The 8,036 square feet of proposed development would result in a floor area ratio of 19.4 percent on the 41,418 square foot lot. The proposed building would reach a maximum height of 19 feet 9 inches above surrounding grade and the exterior walls would have the following setbacks: 69 feet from the south front property line; 15 feet from the east side property line; approximately 129.2 feet from the west side property line; 26 feet from the north rear property line.
Design Review approval is required because the project is located in a Planned Zoning District.
