Project Description

On March 16, 2016, you received Design Review approval to construct 2,408 square feet of additions including converting an existing 544 square foot garage into living space, and adding a new 827 square foot garage to an existing 4,224 square foot house on a developed lot in Kentfield. Subsequently, on August 2, 2016, you were granted a Design Review amendment to add an additional 988 square foot basement. Your current project application includes a complete revision to the exterior fa├žade as approved in the previous Design Review approval and constructing 244 square feet of additions throughout the existing house, including removing 107 square feet from the garage area to add it to floor area. The 244 square feet of proposed development would result in a floor area ratio of 19.7 percent on the 41,418 square foot lot. The proposed building would reach a maximum height of 19 feet 9 inches above surrounding grade and the exterior walls would have the following setbacks: 80 feet from the south front property line; 15 feet from the east side property line; approximately 131 feet from the west side property line; 25 feet from the north rear property line.

Design Review approval is required because the project is located in a Planned Zoning District. If this project description is incorrect, please let me know as soon as possible.
