The applicant requests Design Review approval to construct 1,762 square feet of additions to a residence on a developed lot in Kentfield. The proposed development would result in a floor area ratio of 9.4 percent on the 48,797 square foot lot. The proposed development would reach a maximum height of 39 feet 10 inches feet above surrounding grade and would have the following setbacks from the exterior walls: 52 feet from the southern front property line; 62 feet from the eastern side property line; 85 feet from the western side property line; 159 feet from the northern rear property line. Various site improvements would also be entailed in the proposed development, including a pool and deck remodel which would reach a height of 10 feet above surrounding grade, and outward facing walls over 4 feet.
Design Review approval is required because the project is within a Planned Zoning District and not exempt form Design Review.
