Project Description

The applicant requests Design Review approval to construct a new 2,206 square foot residence with a 487 square foot garage and a 268 square foot accessory structure on a vacant lot in Kentfield. The applicant is also requesting Tree Removal Permit approval for the removal of six protected trees. The new development would consist of 2,971 square-feet of total building area and 2,474 square-feet of total floor area, which would result in a floor area ratio of 9 percent on the 25,840 square feet lot.

The proposed residence would reach a maximum height of 27.25 feet above surrounding grade and the exterior walls would have the following setbacks: 30 feet from the northern front property line; 59 feet 7 inches from the eastern side property line; 16 feet 10 inches from the western side property line; 67 feet from the southern rear property line.

The proposed accessory structure would reach a maximum height of 11 feet above surrounding grade and the exterior walls would have the following setbacks: more than 100 feet from the northern front property line; 111 feet from the eastern side property line; 47 feet 6 inches from the western side property line; 28 feet 3 inches from the southern rear property line.

Various site improvements would also be entailed in the proposed development, including a pool, decks, driveway, retaining walls, and bioretention basins.

Design Review approval is required because the project is located in a Planned Zoning District.
