The applicant requests Design Review approval to construct a 1,484.19 square foot second story addition to a single-family residence for a total of 4,119.81 square-feet of total floor area on a developed lot in unincorporated Novato. As a result of the development, there would be 4,119.81 square-feet of total floor area, which would result in a floor area ratio of 50.0 percent on the 7,299 square feet of dry land portion of the lot and 38.2 percent of the total area of the lot. The proposed addition would reach a maximum height of 23.5 feet above surrounding grade and the exterior walls would have the following setbacks: 33 feet from the addition at the eastern front of the property; 15.5 feet from the southern side property line; and 6 feet from the northern side property line, 30 feet from the addition at the rear to the waterline.
Design Review Permit approval is required because the project is within a Planned Zoning District.
