The applicant is requesting Design Review approval to construct a 1,484.19 square foot second story addition to a single-family residence on a developed lot in unincorporated Novato. As a result of the development, there would be 4,119.81 square-feet of total floor area, which would result in a floor area ratio of 38.2 percent on the 7,299 square feet of dry land portion of the lot. The proposed addition would reach a maximum height of 23 feet and 4-5/8 inches above surrounding grade and the exterior walls would have the following setbacks: 33 feet from the addition at the eastern front of the property; 15.5 feet from the southern side property line; and 6 feet from the northern side property line, 30 feet from the addition at the rear to the waterline. Additional site improvements would also be entailed in the proposed development, including an interior remodel of the first floor of the house.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the property is located within a Planned Zoning District.
