Project Description

The applicant requests Minor Design Review approval to construct an approximately 286-square-foot addition on a developed lot with a single-family dwelling in Novato. The proposed project would result in 2,386 square feet of development and in a floor area ratio of 26 percent on the 9,159-square-foot lot. The proposed addition would reach a maximum height of 13 feet, four inches above surrounding grade and would have the following setbacks from the exterior walls: 20 feet two inches from the north front property line; five feet 10 inches from the east side property line; 34 feet from the west side property line; and over 100 feet from the south rear property line. Various site improvements would also be entailed in the proposed development, including landscape and hardscape improvements. The proposed addition will be converted to an Accessory Dwelling Unit (ADU) under a separate permit (P3620).

Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the proposed project is located in a Planned Zoning district.
