The applicant is requesting Minor Design Review approval to construct a 53 square foot addition to the front portion of the garage and a 15 square foot addition to the south side of the house on a developed lot in an unincorporated part of Novato. The existing building area is 1,397 square feet on a 11,937 square foot lot. The proposed additions would result in a building area of 1,475 square feet, and would reach a maximum height of approximately 13 feet above surrounding grade. The proposed addition would have the following setbacks: 25 feet from the front property line; 35 feet from the north side property line; 7 feet from the south side property line; and more than 100 feet from the west rear property line.
Minor Design Review approval is required because the project is in a planned zoning district.
