the applicant is requesting Design Review approval to construct a new 395 square foot addition on an existing residence in Novato. The 395 square foot addition would result in a building area of 2,207 square feet and a floor area of 1,827 square feet. Therefore, the project would result in a floor area ratio of 15 percent of the 11,651 square foot lot. The proposed building would reach a maximum height of 13 feet 6 inches above surrounding grade and the exterior walls would have the following setbacks: 50 feet from the western front property line; 6 feet from the southern side property line; and 37 feet 6 inches from the northern side property line.
