Project Description
The applicant requests Design Review approval to construct a new 642 square foot addition, a new 820 square foot pergola and new deck on a developed lot in Novato. Six hundred forty-two square feet of the total 1,462 square feet of proposed development would be floor area and it appears it would result in a floor area ratio of 27 percent on the 10,541 square foot lot. The height and setback information for the new development may be found below.
It appears the proposed addition would reach a maximum height of 19 feet, 11 inches above surrounding grade and the exterior walls would have the following setbacks: 32 feet from the eastern front property line; 7 feet, 6 inches from the northern side property line; 7 feet, one inch from the southern side property line; 62 feet from the western rear property line.
It appears the proposed pergola would reach a maximum height of 10 feet, 8 inches above surrounding grade and the exterior would have the following setbacks: over 85 feet from the eastern front property line; 10 feet, 6 inches from the northern side property line; 10 feet, 6 inches from the southern side property line; 46 feet, 6 inches from the western rear property line.
It appears the proposed deck would reach a maximum height of 21 inches above surrounding grade and the exterior would have the following setbacks: over 85 feet from the eastern front property line; 4 feet from the northern side property line; 1 foot, 6 inches from the southern side property line; 46 feet, 6 inches from the western rear property line.
Various site improvements would also be entailed in the proposed development, including an outdoor countertop, BBQ/grill and sink.
Design Review is required pursuant to Marin County Code Section 22.42.020.A because the project is proposed on a property within a Planned zoning district.
