The applicant is requesting Minor Design Review approval to construct a 344-square foot addition to a single-family residence on a developed lot in unincorporated Novato. As a result of the development, there would be a total of 2,088 square-feet of total floor, which would result in a floor area ratio of 22.4 percent on the 9,360 square-foot lot. The proposed addition would reach a maximum height of 20 feet 4 inches above surrounding grade and the exterior walls would have the following setbacks: 18 feet 8 inches from the eastern front property line; 6 feet from the southern side property line; and 90 feet 1 inch from the western rear property line. Additional site improvements would also be entailed in the proposed development, including a new porch and front stairs.
Minor Design Review Permit approval is required because the project is within a Planned Zoning District.
