On May 15, 2015, the Planning Division approved Design Review 15-21, allowing for the construction of a new 924 square foot accessory structure in the south rear/west side area of the property, which would include a wet bar and a bathroom. Various approved site improvements included a new smaller deck attached to the house with a new trellis, a 225 square-foot pergola, and a 9-foot tall by 8 feet wide entry gate.
The amendment to the previous Design Review would allow modifications to the previously approved project. The amended development would consist of demolishing 1,041 square feet of an existing deck and the construction of a new 557 square-foot covered deck. The amended development would result in a total building area of 2,954 square feet and a total floor area of 2,964 square feet, which would result in a floor area ratio of 16.2 percent on the 18,252 square-foot dry area of the lot. The covered deck is proposed to reach a height of 14 feet and to be located approximately 47 feet from the southeastern front property line, 6 feet, 3 inches from the northwesterly rear property line, more than 100 feet from the northern side property line, and more than 100 feet from the southern side property line. The project also includes the following proposed improvements: a new outdoor kitchen and a new concrete patio.
Design Review amendment approval is required because the project is a substantial modification of what was approved in the previous Design Review.
