The applicant has submitted a Tentative Map application to divide an existing 9.6-acre developed lot located on H Lane, in Novato, into two legal lots. Parcel 1 would be two acres in size and the Remainder Parcel would be 7.6 acres in size. The project site is currently developed with a 2,106 square foot single-family residence, 1,088 square foot detached garage, and access driveway, all of which would be located on Parcel 1. The Remainder Parcel would be undeveloped, with the exception of two outdoor decks, presently located in the northern portion of the property, in addition to a gravel driveway that currently extends up the central portion of the property. A 0.289 acre building envelope is proposed in the central portion of the Remainder Parcel to accommodate the future development of a single-family residence.
Both lots would take access from the existing driveway off H Lane, which is proposed to be extended. An access, utility, and drainage easement is proposed to be provided along the driveway extension to serve the future residence. In conjunction with the proposed land division, a roadway dedication, approximately 0.6 acre in size, would be provided along the frontage of H Lane. Also included are designated areas for the installation of two leach fields, one for the existing residence, and a second to serve the future residence on the Remainder Parcel.
Tentative Map approval is required because the project entails the subdivision of 9.6 acre lot into two lots.
In order to approve the project, the findings contained in the following Marin County Code Section(s) would need to be made: 22.84.060 (Tentative Map).
