Project Description

The applicant intends to construct a new 3,117 square foot single-family residence and an attached 1,866 square foot garage on a vacant lot in unincorporated Novato. As a result of the development, there would be a total 4,983 square-feet of total building area and 3,117 square-feet of total floor area, which would result in a floor area ratio of .009 percent on the 344,124 square-foot (7.9 acre) lot. The proposed building would reach a maximum height of 20 feet 10 inches above surrounding grade and the exterior walls would have the following setbacks: 195 feet from the westerly front property line; 112 feet from the southern side property line; 46 feet from the northern side property line; 878 feet from the easterly rear property line. Additional site improvements would also be entailed in the proposed development, including new retaining walls, driveway and septic system.

Design Review approval is required pursuant to Marin County Code Section 22.42.020 because the project is located within a Planned Zoning District and will result in total floor area that is greater than 3,500 square feet.

Pursuant to Section 22.54.045, Design Review approval is required for proposed retaining walls which vary from the height requirements because they are greater than 4 feet in height and up to almost 8.1’ feet in height above grade in a Planned District.
