The applicant requesting Master Plan Amendment, Design Review and Accessory Dwelling Unit Permit approval to construct a new 1,200 square foot detached accessory structure (utilized as an Accessory Dwelling Unit) and a 1,050 square foot equestrian barn. The construction of the new structures would result in a 8,270 square feet of building area and 7,480 square feet floor area, for a floor area ratio of 14.3 percent on the 52,446 square foot lot.
The detached accessory structure is proposed to be constructed over new carport, open on two sides and excavated into the hillside. The proposed accessory structure appears to reach a maximum height of 28 feet 1 inch above grade. The proposed setbacks, from the exterior walls of the structure to the property lines, are as follows: 51 feet 6 inches from the northern property line; more than 100 feet from the eastern property line; 20 feet from the southern property line; and more than 100 feet from the western property line.
The proposed equestrian barn would reach a maximum height of 18 feet 3 inches and would have the following setbacks from the exterior walls: 75 feet 4 inches from the northern property line; more than 100 feet from the eastern property line; 11 feet from the southern property line; 84 feet 1 inch from the western rear property line. Various site improvements would also be entailed in the proposed development, including a new driveway, and landscaping, septic upgrades.
Master Plan Amendment approval is required because the project the project exceeds the allowable floor area for the Nave Master Plan. Design Review is planned zoning district and a Accessory Dwelling Unit Permit is required to allow a accessory dwelling unit pursuant to Section 22.56 of the County Code.
