The applicant is are proposing to construct a new detached three-car garage accessory structure on a developed lot in Novato. The proposed development would result in 4,135 square-feet of total building area and 4,367 square-feet of total floor area including the existing primary dwelling on-site, and a floor area ratio of 8.3 percent on the 61,168 square-foot (1.4 acre) lot. The garage would reach a maximum height of 14 feet and 7 inches above existing grade and the exterior walls would have the following setbacks: 273 feet 8 inches from the northern front property line; 58 feet 10 inches from the northwestern side property line; 59 feet 11 inches from the southwestern side property line; and 58 feet 10 inches from the southern rear property line.
