The applicant requests Design Review approval to construct a new square foot 1,953-square-foot single family residence on a vacant lot in Novato (Green Point). The 1,953 square feet of proposed development would result in a floor area ratio of 7.33-percent on the 26, 639-square foot lot. The proposed building would reach a maximum height of 30 feet above surrounding grade and the exterior walls would have the following setbacks: 10 feet, 5 inches from the east front property line; 80 feet, 6 inches from the north side property line; 62 feet, 2 inches from the south side property line; and 83 feet from the west rear property line. Various site improvements would also be entailed in the proposed development, including the construction of retaining walls and a driveway.
Design Review approval is required because the project involves the construction of a new residence in a planned district, pursuant to Marin County Development Code Section 22.42.020(A).
