The applicant requests Design Review approval to construct a new 263 square-foot detached accessory structure (“pool bathroom and storage”) on a developed lot in unincorporated Novato. The 230 square feet of proposed development would result in a floor area of 10,236 square feet and a floor area ratio of two percent on the 543,629 square-foot lot. The proposed building would reach a maximum height of 14 feet, three inches above surrounding grade and the exterior walls would have the following setbacks: over 400 feet from the eastern front property line; more than 120 feet from the northern side property line; more than 500 feet from the southeastern side property line; 182 feet from the southern rear property line. Various site improvements would also be entailed in the proposed development, including trellises, landscaping, and new hardscape.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the project entails a new detached accessory structure located within a planned district.
