The applicant requests Design Review approval to legalize 2,741 square feet of additions to a 3,001 square foot house located on a 65,340 square foot lot in Green Point, Novato. The applicant also proposes to legalize 1,225 square feet of deck area that was attached to the lower floor, and which extends from the pool area in the rear the property up to the edge of the baylands. As built, the project results in a floor area ratio of 8.7 percent, and the as-built building reaches a maximum height of 37 feet 10 inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet from the south front property line; 30 feet from the east side property line; 22 feet from the west side property line; 251 feet from the north rear property line.
