The applicant requests Design Review approval to construct a new detached 600 square foot accessory structure on a developed lot in Novato. The proposed development would result in 5,573 square-feet of total building area and 4,507 square-feet of total floor area including the existing primary dwelling on-site, and a floor area ratio of 10 percent on the 44,867 square-foot (1.03 acre) lot. The garage would reach a maximum height of 13 feet above existing grade and the exterior walls would have the following setbacks: 6 feet 8 inches from the northern front property line; 152 feet 6 inches from the southern rear property line; 90 feet from the western side property line; and 125 feet 9 inches from the southern rear property line. Other site improvements proposed include a new swimming pool, patio, retaining walls, new driveway turn around, and landscaping.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.A because the property is located within a Planned Zoning District and floor area exceeds 3,500 square feet.
