The applicant requests Design Review approval to construct a new 3,072-square-foot detached accessory structure (barn) on lot developed with a 3,677-square-foot single family residence in Novato. The 3,072 square feet of proposed development would result in a floor area ratio of 5.2-percent on the 130,780 square foot lot. The proposed building would reach a maximum height of 11 feet, 2 inches above surrounding grade and the exterior walls would have the following setbacks: 35 feet from the west front property line; 15 feet from the south side property line; over 100 feet from the north side and east rear property lines.
Design Review approval is required because the project involves new construction in a planned district that is not otherwise exempted, pursuant to Marin County Development Code Section 22.42.020(A).
