The applicant requests Design Review approval to construct a 673 square-foot detached garage and an associated retaining wall on a developed lot located in an unincorporated area of Fairfax. The 673 square feet of proposed development would result in a floor area ratio of 8.4 percent on the 43,560 square foot lot. The proposed detached garage would reach a maximum height of 16 feet above the surrounding grade and the exterior walls would have the following setbacks: 106 feet, 9 inches from the southern front property line; 15 feet from the eastern side property line; 141 feet from the western side property line; and 112 feet from the northern rear property line.
The proposed retaining wall would reach a maximum height of 4 feet, 9 inches above the surrounding grade and the exterior faces of the retaining wall would maintain the following setbacks: more than 100 feet from the southern front property line; 18 feet, 11 inches from the eastern side property line; more than 100 feet from the western side property line; and more than 100 feet from the northern rear property line. Various site improvements would also be entailed in the proposed development, including a new concrete patio in the immediate area of the proposed garage.
