Project Description

The applicant requests Design Review approval to construct an accessory structure on a property developed with a primary residence in an unincorporated area of Fairfax. The proposed accessory structure would include an outdoor spa, lap pool, equipment enclosure, and an associated retaining wall that would be located adjacent to an existing patio. The proposed accessory structure would measure 68 feet, 6 inches in length, 9 feet, 10 inches in width, and would reach a maximum height of 7 feet, 6 inches above the surrounding grade. The exterior walls of the proposed accessory structure would maintain the following setbacks: 239 feet, 7 inches from the southwestern front property line; 278 feet, 10 inches from the southeastern side property line; 374 feet, 10 inches from the northwestern side property line; and 135 feet, 6 inches from the northeastern rear property line. The proposed development would not result in a change to the property’s existing floor area ratio of two percent. Design Review approval is required pursuant to Section 22.42.020.A of the Marin County Development Code because the project is proposed within a planned zoning district and the scope of work does not qualify for a Design Review exemption.
