Project Description

The applicant requests Design Review approval to construct 520 square feet of additions to an existing deck on a lot developed with a 2,652-square-foot single-family residence in Fairfax. The 520 square feet of proposed development would not result in a change to the existing floor area ratio of 19-percent on the 13,264-square-foot lot. The proposed deck additions would reach a maximum height of 14 above surrounding grade and would have the following setbacks: 30 feet from the west front property line; 37 feet from the north side property line; 33 feet from the south side property line and 23 feet from the east rear property line. Various site improvements would also be entailed in the proposed development, including a fence. 

Design Review approval is required because the project involves improvements, not otherwise exempt from the requirement to receive Design Review approval (Marin County Code Section 22.42.020(B)).
