Project Description

The applicant requests Coastal Permit approval for the conversion of a 502-square foot garage into floor area on an improved lot in Bolinas. The existing floor area of the main residence is 1,740 square feet. The main residence and the accessory structure would result in a floor area of 2,242 square feet. Therefore, the proposed project would result in a floor area ratio of 15.4 percent on the 14,500-square foot lot. The proposed building would reach a maximum height of 12 feet-6 inches above surrounding grade and would have the following setbacks: 10 feet from the northern side property line; 71 feet from the eastern front property line; 70 feet from the southern side property line; and 46 feet from the western rear property line.

Coastal Permit approval is required because the property is located in the Coastal Zone.
