Project Description

The applicant requests Coastal Permit approval for the conversion of a 502 square foot garage into an accessory dwelling unit on an improved lot in incorporated Bolinas. The existing floor area is 1,740 square feet. The proposed development would result in a floor area of 2,242 square feet. Therefore, the proposed development would result in a floor area ratio of 15.4 percent on the 14,500 square foot lot The proposed building would reach a maximum height of 12.5 feet above surrounding grade and would have the following setbacks: 10 feet from the northern side property line; 71 feet from the eastern front property line; 70 feet from the southern front property line; 46 feet from the western rear property line.

Coastal Permit approval is required because the project would result in internal floor area of ten percent or more of the existing structure.
