The applicant requests Coastal Permit and Accessory Dwelling Unit Permit approval to legalize an existing 200 square foot detached accessory structure and construct a 199 square foot addition on a developed lot in Bolinas. The detached accessory structure would be lifted and rotated to meet setback requirements. It appears that the 399 square foot detached accessory structure would result in a building area and floor area of 2,909 square feet. Therefore, the project would result in a floor area ratio of 10 percent of the 27,148 square foot lot. The proposed building would reach a maximum height of 14 feet above surrounding grade and would be rotated to have the following setbacks from the exterior walls: 65 feet from the southwestern front property line; more than 100 feet from the northwestern side property line; 11 feet 5 inches from the southeastern side property line; 11 feet 6 inches from the northeastern rear property line. Various site improvements would also be entailed in the proposed development, including construction of a new deck.
Coastal Permit approval is required pursuant to interim Marin County Code Section 22.56.055i because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements. Coastal Permit approval is also required because the structure is proposed to be utilized as an Accessory Dwelling Unit.
