The applicant requests Coastal Permit approval to legalize an existing 200 square foot detached accessory structure and construct a 199-square foot addition onto the structure on a developed lot in Bolinas. The detached accessory structure would be used as an accessory dwelling unit and would be lifted and rotated to meet the 10 foot side yard setback requirement of the C-RA-B2 zoning district. The 399-square foot detached accessory structure would result in a building area and floor area of 2,909 square feet. Therefore, the project would result in a floor area ratio of 10 percent on the 27,148-square foot lot. The proposed building would reach a maximum height of 14 feet above surrounding grade and would be rotated to have the following setbacks from the property lines: 65 feet from the southwestern front property line; more than 100 feet from the northwestern side property line; 11 feet 5 inches from the southeastern side property line; 11 feet 6 inches from the northeastern rear property line.
Coastal Permit approval is required pursuant to interim Marin County Code Section 22.56.055 because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements.
