Project Description

The applicant requests requesting Coastal Permit and Design Review approval to construct a new 1,000 square foot residence, 5,000 square foot barn with paddocks, 18,500 square foot covered arena and two 960 sheds on a developed lot in Bolinas. Other improvements include 60-foot diameter round pend, bioretention basin, gravel road and new septic system. The applicant also intends to demo the existing structures on the site and abandon the existing septic systems.

The proposed residence appears reach a maximum height of 12 feet 2 inches above surrounding grade and the exterior walls would have the following setbacks: 97 feet 2 inches from the southeastern front property line; 28 feet 8 inches from the northeastern side property line; more than 200 feet from the southwestern side property line; more than 200 feet from the northwestern rear property line.

The proposed covered arena would reach a maximum height of 25 feet above surrounding grade and the exterior walls would have the following setbacks: 60 feet 7 inches from the southeastern front property line; more than 200 feet from the northeastern side property line; 18 feet from the southwestern side property line; more than 200 feet from the northwestern rear property line.

The proposed barn with paddocks would reach a maximum height of 23 feet above surrounding grade and the exterior walls would have the following setbacks: 200 feet from the southeastern front property line; 98 feet 5 inches from the northeastern side property line; 120 feet from the southwestern side property line; more than 200 feet from the northwestern rear property line.

Coastal Permit approval is required pursuant to section 22.68.060 and Design Review approval is required pursuant to LCP Table 5-1c.
