Project Description

The applicant requests Coastal Permit approval to construct 834.6 square feet of additional floor area to an existing single-family residence, and legalize a 450.5 square foot detached accessory structure on an improved lot in unincorporated Bolinas. The existing floor area is 2,510.9 square feet. The proposed development would result in a total floor area of 3,345.5 square feet, resulting in floor area ratio of 24 percent on the 14,000 square foot lot. The proposed additions would reach a maximum height of approximately 24 feet above surrounding grade and would have the following distances from the property lines: 25 feet from the western front property line, 5 feet from the northern side property line, 26 feet from the eastern rear property line, and greater than 100 from the southern side property line. The detached accessory structure reaches a maximum height of approximately 15 feet above surrounding grade and would have the following distances from the property lines: 72 feet from the western front property line; 85 feet from the northern side property line; 25 feet from the southern side property line; and 12 feet from the eastern rear property line. The applicant has also initiated a merger process to merge lots, 192-152-10 and 192-152-11.

Coastal Permit is required because the project is located in the coastal zone.
