Project Description

The applicant requests Coastal Permit approval to demolish the existing site structures and construct a new 2,862 square foot residence, and 233 square foot accessory structure in Bolinas. The proposed development would result in a floor area ratio of 10 percent.

The proposed residence would reach a maximum height of 15 feet. 5 inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet from the southern front property line; 75 feet from the western side property line; 102 feet from the eastern side property line; 20 feet from the northern rear property line.

The proposed accessory structure would reach a maximum height of 11 feet, 6 inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet from the southern front property line; more than 100 feet from the western side property line; 95 feet from the eastern side property line; more than 50 feet from the northern rear property line.

Various site improvements would also be entailed in the proposed development, including the installation of a new septic system and alteration of land forms.

Coastal Permit approval is required pursuant to interim Marin County Code Section 22.56.040I because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements.
