The applicant is requesting Design Review, Coastal Permit and Accessory Dwelling Unit Permit approval to construct a new 723 square foot garage, 882 square foot detached structure to be used as an accessory dwelling unit, and 1,150 square foot detached structure to be used a workshop/studio on an improved lot with an existing single-family residence in unincorporated Bolinas. The existing building area is 3,036 square feet and the existing floor area is 2,496 square feet. The proposed development would result in a building area of 5,191 square feet and a floor area of 4,651 square feet. The proposed development would reach a maximum height of approximately 19 feet above surrounding grade and would have the following setbacks: greater than 100 feet from the eastern side of the property line, 93 feet from the northern side of the property line, 10 feet from the western side of the property line.
Design Review is required because the project exceeds a floor area of 3,500 square feet. Coastal Permit approval is required because the project is located in the Coastal Zone. Accessory Dwelling Unit Permit approval is required because of the construction of a new accessory dwelling unit.
