The applicant is requesting Coastal Permit and Use Permit approval to permit the following: (1) construct a 840-square-foot addition to an existing 711-square-foot single-family residence; (2) construct a 448-square-foot accessory structure (garage) attached to the single-family residence; (3) construct 219-square-foot addition to an existing detached 747-square-foot studio, and convert the resultant 966-square-foot building to an Accessory Dwelling Unit (ADU); (4) construct a 68-square-foot sauna within the required setback; (5) legalize unpermitted 70-square-foot detached storage within the required setback; and (5) construct 280-squarefoot trellis and 5,000 gallon water storage tank within the required setbacks.
The proposal would result in 2,5178 square feet of development and a floor area ratio (FAR) of 11 percent on the 23,009-square-foot lot. The proposed primary residence would reach a maximum height of 24’-10” above surrounding grade while the detached ADU would a maximum height of 12 feet above surrounding grade. Exterior walls for the primary residence would have the following setbacks: 25 feet from the southern side property line; 35 feet from the western side property line; 80 feet two inches from the eastern side property line; and more than 100 feet from the rear property line. The proposed ADU would have four feet from the north rear property line and more than 60 feet from all other property lines.
Other site improvements entailed in the proposed development include a new septic system, removal of three Bay Laurel trees, widening of the existing gravel driveway to 16 feet, and site grading and other improvement.
Coastal Permit approval is required pursuant to Section 22.56.055.B of Marin County Development Interim Code, because the project involves expansion of the existing residence and exterior physical improvements; and (2) Use Permit is required pursuant to Section 22.88.010I.9 of Marin County Development Interim Code, because project proposed detached accessory structures within the required zoning setback.
