The applicant requests Coastal Permit approval to demolish an existing single-family residence and construct a new 3,356 square foot residence on a vacant lot in Bolinas. The 3,356 square feet of proposed development would result in a floor area ratio of 9.6 percent on the 34,730 square foot lot.
The proposed building would reach a maximum height of 24 feet, 8 inches above surrounding grade and the exterior walls would have the following setbacks: 19 feet from the eastern front property line; 10 feet from the northern side property line; 44 feet from the southern side property line; more than 100 feet from the western rear property line.
Various site improvements would also be entailed in the proposed development, including the installation of a photovoltaic battery storage facility, which would have the following setbacks: more than 100 feet from the eastern front property line; 11 feet from the northern side property line; more than 90 feet from the southern side property line; more than 100 feet from the western rear property line.
Coastal Permit approval is required pursuant to interim Marin County Code Section 22.56.040I because the project entails improvements to a property located in a Coastal zoning district not otherwise exempt from Coastal Permit requirements.
