The applicant requests Coastal Permit and Use Permit approval to construct a new set of access stairs on a developed lot in Bolinas. The 208 square foot stairway would be attached to the existing garage, which is detached from the main dwelling. The proposed stairway would reach a maximum height of 14.5 feet above surrounding grade and the exterior walls would have the following setbacks: 1 foot, 9 inches from the northern front property line; 11 feet from the eastern side property line; more than 100 feet from the western side property line; more than 100 feet from the southern rear property line.
Use Permit approval is required to permit detached accessory structures within the required yard setbacks as outlined in Section 22.88.010I.9 of the Marin County Code. Coastal Permit approval is required because the project requires Use Permit approval as outlined in Section 22.56.040I.A.
