Project Description

The applicant requests Coastal Permit approval to construct a new 1,196-sqare-foot single-family residence and a detached 1,000-square-foot Accessory Dwelling Unit (ADU) on a vacant property in Bolinas. The proposed development would result in a floor area ratio of 10 percent on the 20,000 square foot lot. The proposed main residence would reach a maximum height of 15 feet, 11 inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet from the east front property line; 10 feet from the north side property line; 30 feet two inches from the west rear property line; over 100 feet from south side property line.

The proposed ADU would reach a maximum height of 15 feet, 11 inches above surrounding grade and the exterior walls would have the following setbacks: 25 feet from the east front property line; 10 feet from the south side property line; 37 feet six inches from the west rear property line; over 100 feet 30 feet from north side property line.

The project also includes various site improvements, including installation of a septic system, landscape and creating six off-street parking spaces. The property site is located on a vacant lot along Aspen Road, Bolinas and is further identified as Assessor’s Parcel 192-131-33.

Coastal Permit approval is required pursuant to Marin County Local Coastal Program, Implementation Section 22.68.030, because the project proposed a development tin the Coastal Zone.
