Project Description

The applicant requests retroactive Coastal Permit approval for the extension of a nine-foot long cliff retaining wall located in the Coastal bluff erosion zone. The proposed segment of the wall extends from an existing 55-foot long wall. There no permits on file for the existing 55-foot long wall, therefore, legalization is required for the entirety of the wall. The plans also depict the removal of eight trees.

Under Marin County Code, Section 22.56.055I, any significant alteration of land forms including removal or placement of vegetation on a beach wetland or sand dune, or within one hundred feet of the edge of a coastal bluff, or stream or in areas of natural vegetation designated by the local coastal program as significant natural habitat requires Coastal Permit approval.

Zoning: C-RA-B2 (Coastal Zone, Residential, Agricultural 10,000 square foot lot)
Countywide Plan Designation: C-SF5 (Low Density Residential Coastal Zone, 2-4 units/acre)
Community Plan (if applicable): Bolinas Community Plan
