The applicant requests Design Review and Tree Removal permit approval to construct a new 2,748 square foot home with attached garage on a vacant lot in Novato. The new residence would consist of 2,748 square-feet of total building area and 2,268 square-feet of total floor area, which would result in a floor area ratio of 23 percent on the 10,000 square-foot lot. The proposed building would reach a maximum height of 29 feet 6 inches above surrounding grade and would have the following setbacks from the exterior walls: 17 feet from the eastern front property line; 5 feet from the northern side property line; 5 feet from the southern side property line; more than 100 feet from the western rear property line. Trees classified as either “protected” or “heritage” per the Marin County Development Code, are proposed to be removed to accommodate construction of the residence and site improvements.
Design Review approval is required pursuant to Marin County Code Section 22.42.020 because the property is less than 50 percent of the required lot size. A Tree Removal Permit is required because more than one “protected” tree is proposed to be removed.
