Project Description

The applicant requests Variance approval to remodel and expand an existing residence on a 9,441 square foot developed lot in Novato. The existing 1,126 square foot residence would be enlarged by 1,272 square feet. Overall, the proposed development would result in a floor area ratio of 25%.

The proposed addition would reach a maximum height of 29 feet, 6 inches above surrounding grade and the exterior walls of the addition would have the following setbacks: 20 feet from the eastern front property line; 0 feet from the northern side property line; 43 feet from the southern side property line; 60 feet from the western rear property line.

Variance approval is required because the project entails an addition to an existing home within the required yard setbacks as outlined in Section 22.54.020 of the Marin County Code.

Additionally, the applicant requests Tree Removal Permit approval to remove one Heritage oak tree, measuring 22.3 inches in diameter at breast height.

Tree Removal Permit approval is required for the removal of a Heritage Tree pursuant to Chapter 22.62 of the Marin County Code.
