The applicant requests Design Review and Tree Removal Permit approval to construct an approximately 2,300 square-foot residence and a 200 square-foot attached garage on a vacant lot in Novato. The new residence would consist of approximately 2,500 square feet of total building area and 2,300 square feet of total floor area, which would result in a floor area ratio of 38 percent on the 6,000 square-foot lot (lot size is approximate and based on County Tax Assessor’s records). The proposed building would reach a maximum height of approximately 30 feet above surrounding grade. The house is proposed to be located 26 feet from the southern property line, 6 feet from the eastern side property line, 6 feet from the western side property line, and 46 feet from the northern rear property line. Based on the submitted plans, it appears that 17 trees are proposed for removal, 8 of which are classified as “protected” as per the Marin County Development Code.
Design Review approval is required pursuant to Marin County Code Section 22.42.020.D because the project is on a substandard lot where a minimum lot size of 2 acres is required. A Tree Removal Permit is required because more than one “protected” tree is proposed to be removed on a vacant lot per Chapter 22.62 (Tree Removal Permit).
