The applicant requests Design Review approval to construct a new 120 square foot detached accessory structure on a developed lot in Mill Valley. The subject property is currently developed with an existing single-family residence, an attached garage, and an existing wood dock in the backyard which extends into Richardson Bay. The 120 square feet of proposed development would result in a floor area ratio of 11 percent on the 21,289 square foot lot.
The proposed building would reach a maximum height of 12.5 feet above surrounding grade and the exterior walls would have the following setbacks: 227.2 feet from the western front property line; 5 feet from the northern side property line; 25 feet from the southern side property line; and 8 feet from the bulkhead along the shoreline to the east.
Various site improvements would also be entailed in the proposed development, including new landscaping, decks, stairs, and fencing with a new access gate as well as a new dock landing, and proposed work to refurbish the existing bulkhead wall and gangway.
Design Review approval is required because the project is in a planned zoning district.
