The applicant requests Design Review approval to remove an existing deck and construct a new 1,120 square-foot upper floor deck and a new 2,588 square-foot lower floor deck along the northern side of an existing single-family residence in Mill Valley. The new decks are proposed to reach a maximum height of 19 feet, 9 inches from surrounding grade. The new decks are proposed to be located approximately 11 feet from the southern front property line; 11 feet, 5 inches from the western side property line; 5 feet from the eastern side property line; and 3 feet from the northern rear property line. The project also includes the following proposed improvements: the construction of a new retaining wall proposed to reach a maximum height of 9 feet, 6 inches; and the expansion of a new driveway in the southern front portion of the subject property.
Design Review approval is required pursuant to Marin County Code Section 22.42.025.G because the property is located in a planned zoning district and the proposed deck exceeds a height of 5 feet from grade.
