On August 23, 2022, the Board of Supervisors took the following actions:
- Set aside the previous resolutions approving the project and adopting the Mitigated Negative Declaration;
- Re-adopted the Mitigated Negative Declaration and Amendment to the Mitigated Negative Declaration (which contained additional analysis on the three subjects identified in the Court’s order); and
- Re-approved the project.
The 2020 Weissman (Dipsea Ranch) Land Division Initial Study/Mitigated Negative Declaration was amended pursuant to the final ruling in the Friends of Muir Woods v. COM CEQA challenge. The Amendment to the 2020 Initial Study/Mitigated Negative Declaration was made available for a 20-day public review period beginning Friday, June 24 and ending Friday, July 15. Review was limited to the three issues outlined in the Court Order. Project Description
The applicant is requesting approval to subdivide an existing 8.29-acre lot into 3 single-family residential lots. The new residential lots would range in size as follows:

Residential development currently exists at the property and access to the site is proposed to be provided via the existing entry driveway at 455 Panoramic Highway. The project includes a proposal to install two new on-site sewage disposal systems to serve Lots 2 and 3. Water service would be provided by the Marin Municipal Water District (MMWD). The project also includes the incorporation of a storm water management plan that utilizes a system of storm drains, cisterns and bioswales to address runoff.
